Welcome

Welcome to the Local Housing Allowance website brought to you by The Guild of Residential Landlords

The secondary legislation has now been passed by Parliament and the local housing allowance took effect nationally on 7 April 2008.

This site brings together many aspects of the local housing allowance from sources throughout the Internet and will provide help and advice from the Guild of Residential Landlords, a national landlords association.

What is the Local Housing Allowance (LHA)?

The Local Housing Allowance changes the way Housing Benefit is calculated and paid. The main differences are:

  • Most worryingly for landlords, subject to certain exemptions, all tenants will receive the allowance (but Guild members see here how to avoid this part and ensure it is made payable to a landlord in all cases)
  • The way the allowance is calculated is altered to be a fixed amount depending on the type of property and tenants will receive the full allowance even if the rent payable is less than the allowance. (Subject to a £15.00 cap)
